The short answer
Repair the roof when the damage is limited to one area and the rest of the roof has plenty of life left. Replace it when damage is widespread, leaks keep coming back, shingles are curling or losing granules across the roof, or the roof is near the end of its expected life. A free inspection with photos makes the decision clear.
Signs a repair is enough
A few missing or creased shingles after a wind storm, a leak around one pipe boot or flashing, or minor damage on a roof that is otherwise in good condition.
Signs it is time to replace
Granules collecting in the gutters, curling or cracked shingles on several slopes, soft or sagging decking, repeated leaks in different places, or widespread hail bruising.
Age matters
Asphalt shingle roofs have a limited lifespan, and a roof near the end of it is often better replaced than patched repeatedly. We will tell you honestly how much life we think your roof has left.
If insurance is involved
Hail and wind damage may be covered. Your insurer decides what is covered; we document the damage with photos and a written estimate you can share with them.
